BEC was retained in 2012 as an environmental consultant for a 31,200-square foot property in West Los Angeles, CA. The Site was historically developed with a gas station, and later as a shopping center with dry cleaner. These historical uses impacted soil and groundwater at the Site with gasoline-related organics (GRO) and tetrachloroethene (PCE). As of 2010, the Site has been redeveloped as a three-story commercial office/retail building, with subterranean parking.
BEC operated a soil vapor extraction (SVE) system at the Site between January 2013 and August 2014. By the last few months of operation, the system had reached an asymptotic recovery rate. Rebound testing of the SVE system was performed in 2014, and later in 2016 prior to a confirmation sampling event. The sampling showed that the risk of vapor intrusion had been successfully lowered to acceptable levels for workers at the Site.
Meanwhile, BEC installed and monitored groundwater wells at the property. By 2018, the groundwater results indicated that PCE had been reduced by almost two orders of magnitude and was continuing to attenuate naturally. GRO had not been observed in groundwater for more than three years.
As a result of BEC’s efforts, the Los Angeles County Fire Department (LACFD) issued a no further action (NFA) letter in 2019, closing the Site.
