Redevelopment of Rosecrans and Sepulveda in El Segundo, California
BEC serves as the primary environmental consulting firm for a development consortium that acquired approximately 120 acres of former industrial property in El Segundo as part of major new commercial retail development. Facilities acquired included a former Honeywell chemical manufacturing plant, a former General Chemical facility, and a former Air Products facility. Issues of concern include pesticides, volatile organic compounds (VOCs), and heavy metals. With the assistance of BEC, the Consortium has negotiated for the purchase of selected parcels and has at times assumed responsibility for certain remedial activities. BEC is currently implementing cleanup programs on several of these parcels. The first phase of the development opened in 2006 and is known as Playa El Segundo. Additional phases of development are currently being planned.
